BEFORE YOU UPDATE! Remove all items you want to keep from any boxes this Mod created. The loot boxes will be craftable from the menu if you want them again but if you’ve stored anything in mod created boxes remove them to the workshop or your inventory before you update or you will most likely lose them!
Still working on NavMeshes.

While you’ve been gone Cogsworth has enlisted the help of the Commonwealth’s Mysterious demolitions, repair, and remodeling team. Known only by the signature left behind, SP, this band of crafters and developers have cleaned up and rebuilt some of the key elements of the picturesque neighborhood that made Sanctuary Hills what it once was. Even restoring your home and building new residences for your settlers.
These crafty Robin Hoods have also left behind goodies they’ve found throughout the Commonwealth with a promise to drop by whatever you may need as long as you leave their drop spots intact.
A secret past involving the Sole Survivor & their spouse is partially revealed through items discovered in the Player Home, incl. SPECIAL uniforms & weapon.

So this was my first mod, and I’m glad it’s been helpful to more than just me. There have been a lot of adjustments.
It’s bothered me that with Cogsworth being there for 200 years Sanctuary Hills looks like no one’s been there maintain anything. There’s signs that other people have made their home in Sanctuary Hills and moved on, yet not even a few improvements have been made. As a writer the fact that the player would leave their home in disrepair doesn’t gel with the physiological behavior that drives the character either. So I’ve attempted to fix all that discrepancy along with just making Sanctuary what it should be with this mod.
I’ve also added a megaton of goodies, including some custom pieces of clothing/armor, weapons, and a special player bed with a special perk effect.
Both bridges have been fixed. Hedges and debris, dead plants, removed (sans one hedge that evidently has quest stuff attached). The Elm tree at the circle has been restored. Most everything except the street, wall, Player House, & Workshop home are removeable. The streets have been fully repaired. Driveways have all been removed. The shelves are removeable, as are the closet doors.
AS OF UPDATE:
I have disabled the removing the Workshop house for now since I had mostly complaints about accidently removing the interior. BUT I’ve left the roof removeable as a bit of a compromise so you can build up if you like. If you want more vertical build space, you can check out RuneImp’s Charismatic Handyman mods which are listed on our mod forum post.
There are new goodies in the Player House that hint to a much deeper past of the Sole survivor and their spouse before their son came along. (This is meant to tie into some of the RunePixie team’s future mods.) The loot boxes have been swapped out for footlockers or standard crates that match the old ones. But the loot boxes are now craftable from the workbench menu.
There are one or two special surprises I’m still working on that I hope to include soon.
There is also going to be an “Expanded” version of this mod with goodies for the companions and more. Check out the link below to keep up with everything coming from SpiritPixie and RuneImp.
NOTE ON LOAD ORDER: This mod should be placed AFTER the STS mods by @3lric, if you still have the UCO addons by @ANDREWCX at the bottom of your load order this mod should be above it.
This mod does not work with the “Walled” mods for some reason that I haven’t pinpointed yet
