This mod is a complete cleanup of the Egret Tours Marina settlement located to the southwest of the Hangman’s Alley settlement. I’ve removed every bit of junk, trees, leaves, dead foliage, and everything in between…leaving a completely cleaned up, beautiful settlement ready for design and use. This was one hefty project, but one of my absolute favorite settlements to build within. I had to do a ton of work, but I tried to make it look the best I possibly could. To start, I repaired every single roof and wall panel on the warehouse, then replaced every single door with a working model. I also floored the entire lower level with the boat ramp, and the entire upper level where the catwalk was located. After the warehouse, I cleaned up all the garbage and broken junk from the boathouse on the docks. Next came the little shop on the center dock that was apparently a gas station before the war. I fixed all the broken counters in the shop, then replaced the broken window panels. Next, I repaired all of the broken dock guard rails and placed new railings all along each dock pier. Last, I did as much “fix-it” work on the building where Phyllis Daily lives. I couldn’t repair the outer frame since Bethsda has the building built as one giant piece, but I did clean out all the garbage and repair the floors. This way, there’s no way to fall through or have chunks blocking the ground floor’s living space. After all the main work was done, I fixed the NavMesh in all the new living areas I opened up.
Since she has such a sad back story, I also modified Phyllis Daily’s character/scripts. After you take control of the settlement, she actually becomes a part of the settlement population and can be commanded to farm, work at shops, trade items/clothing, etc. Her status was also changed to “protected” so she can’t be permanently killed by enemy attacks, only by you the player. Hooray!!
As with my other settlement mods, I’ve paid careful attention to leave in all triggers and storyline markers so the game will play through flawlessly if installed right away from the beginning. The workshop has been supplied with plenty of starting materials as well, since all scrap has been removed. Thank you guys for your support, and enjoy the mod!
